Jen:

Are you wondering if we're still showing homes?

Nick:

That's exactly what we're here to talk about today. We're Jen and Nick with the Iannitti Realty Group and we just want to let you know that although real estate is an essential business, it's not quite business as usual right now.

Jen:

But before we get into that, let's do a quick market snapshot. So in April, we're averaging everyday 70 new listings, 64 pending listings, and 80 sold listings.

Nick:

The market is definitely moving forward. Just to provide you a little bit of context, those numbers, that's about a 24% reduction than every other April for the past three years. And I think it's positive in the fact that I think a lot of people thought that the number would be much larger.

Jen:

Things could be worse.

Nick:

Correct.

Nick:

But it just goes to show that even during these difficult times, people still need a place to live and we're facilitating transactions every single day. We're just doing so a little bit differently.

Jen:

The focus now obviously is on safety for the buyers, the sellers, the agents and our vendors. We're utilizing video and 3D virtual home tours. Much nicer than a photograph. It gives you a nice perspective of the rooms, the layout and the floor plan.

Nick:

So we're basically having the buyers start there. When they find a property of interest, they're going to run through all these virtual tours. And then if they're really serious and they want to schedule an actual physical showing, then we're basically going to employ some new safety protocols.

Nick:

Starting with the buyer is going to be asked to provide either pre-approval or proof of funds to show that they actually have the financial capacity to purchase the property. We're going to ask them to sign a Covid related release form and then we're going to restrict the showing to just the primary buyer. So no more than two buyers. They can't bring the kids, their grandparents, the big entourage. No more than two buyers coming in. No more than one agent. So basically no more than three people coming in for the showing. We're all going to utilize social distancing, wear a mask, wear gloves, wear booties, use hand sanitizer, all that good stuff.

Jen:

And for the sellers, they are just asked to vacate the property during the showing. They can go walk in a park or walk the beach, and then we turn on the lights, open the doors. The buyer for the showing just comes through and they don't touch anything.

Nick:

We're basically going to utilize the wet paint concept. So everything is going to be turned on and open. So this way there should be nothing that they have to manipulate with their hands. Just come in, don't touch anything, and then we're going to have them come out. And then after they're out ...

Jen:

After they're out, we'll just wipe down everything. Disinfect everything.

Nick:

Yeah, basically all the light switches and door knobs, and any surfaces like that. Disinfect the home for the seller. Then we're going to call the seller and let them know that we vacated and everything is clear for them to come back. So I think that's about it.
